Costs

The cost of buying an existing vended-laundry ranges from approximately $200,000 to in excess of $1 million, depending on size, age, and net income. Traditionally, the buyer is required to infuse a 30% down payment with the balance financed.

Retail Space

Laundries typically occupy between 1,500 and 6,000 square feet of retail space, however, some are 10,000 square feet, depending on market demographics, competitors, lease costs, vend pricing, traffic counts and parking availability.

Lease Terms

Real Estate Leases are generally executed for long-term period. Initially, the Real Estate lease should be structured to allow the buyer the required time to complete tenant improvements at no or reduced monthly lease costs. All leases should be fully assignable. WSD will provide a list of important components for the Real Estate lease. WSD will also assist negotiating a suitable lease. This is a very important component of any successful self-service laundry.
